Cost segregation is simply an accurate way to allocate the cost basis of real estate and establish a depreciation schedule. The real estate depreciation schedule is often established by allocating a portion of the cost basis to land and allocating the balance to a long term depreciation recovery period (27.5 or 39-yr straight-line depreciation).

Income Tax Help
by
Kevin Stith
In simple words income tax is a tax paid on any kind of income. The law mandates all individuals who have income over a certain amount must pay income taxes. Taxable income can include wages, interest on investments, capital gains, prizes, and pensions. Income tax help refers to the tax help offered to individuals who do not know how to figure out complicated tax returns. The main reason why people are seeking income tax help is that they are afraid of doing something wrong on their taxes, which can lead to troubles with the IRS for years to come.

Andhra pradesh is extremely fortunate because the politicians have been competing to serve the people. In the recent years many prominent people who excelled in their respective professions floated new political parties. These parties have been magnetising the masses through various populist and welfare schemes. Except Congress, Communist parties, and Bharatheeya janatha party, the remaining parties are regional parties. one of the main reasons for prevalence of many political parties is the nature of Andhra society.

Greater Hyderabad has a high population like metro cities and the rapid development of its real estate has become instrumental in supporting them. Property development trends follow similar paths in all the cities of India as consumerism patterns remain identical. There has been a swift upsurge in the demand for residential real estate in Greater Hyderabad chiefly because of better educational and employment opportunities.

History Of Hawaii
by

The history of Hawaii goes back thousands of years to when the island was born as a result of an underwater volcanic eruption. Since then, the island has been nurtured by the ocean waters that have helped in developing a huge ecological system. According to historians, the island was first colonized by Polynesian migrants coming from the Marguesas islands who were a group of god fearing, superstitious people. It is also said that the island is older than America. It was later christened as the 50th State of America on 21st August 1959.

Once upon a time in the days of the grand Kingdom of Hawaii, there was a brave, yet lonely prince named Ikaika. No matter how hard he searched he couldn't find a true princess anywhere in the empire. Spanning less than 2,000 years, Hawaiian history is one of the.briefest in the world, with much of it shrouded in legend. And yet it equals the world's best for bloodshed, irony, and heroism. Hawaii has had to adapt to waves of invasion and immigration, and now supports one of the world's most ethnically diverse cultures.

The Princess on the Kona Peaberry
by
Joachim Oster
Once upon a time in the days of the grand Kingdom of Hawaii, there was a brave, yet lonely prince named Ikaika. No matter how hard he searched he couldn't find a true princess anywhere in the empire. He traveled far and wide, all over the Hawaiian islands and began to think that his fate was to reign alone one day. At last, he turned to the only person that could possibly help, and so decided to ask his mother, the noble lady Kuulei, the royal governess of the island of Hawaii.

Tropical Hurricane Barbara Barrel in and Blitz
by
Lance Winslow
Tropical Storms off the Coast of Mexico in May are very rare indeed, this year there have been two and apparently the 2007 Pacific Hurricane Season is on its way. Although Alvin petered out as a strong tropical storm into a mere tropical depression as it heads out to sea, this has not in anyway slowed the exploits of Tropical Hurricane Barbara.

Interview With Machete Star Danny Trejo
by
Chris Grosso
October 15th, 2010. How does one write an introduction about spending an hour of his life interviewing Danny Trejo? I definitely don't want to blow up Danny's spot, but underneath the rugged exterior, he is an extremely compassionate person. Besides being on of the most feared bad guys in cinema history, he is also a humanitarian, dedicating countless hours to speaking with people (especially youth) about drug, alcohol or criminal problems. In his documentary Champion, Danny says he hopes to be remembered as somebody who helped, and after spending the time that I did with him, and seeing his sincereity first hand, I have no doubt in my mind that he will. But enough of the sappy shit. Danny would have probably cut me by now if I was saying this to his face. So without further ado...

A Dream Vacation to Los Angeles
by
Moses Kettle
If Los Angeles, so wide and diverse, has no real heart; it has nonetheless a center, around the buildings of the business district and its unique ancient street, Olivera Street. Here lie the remains of the pueblo of Mexico and numerous restaurants. You will see also Avila Adobe, the oldest house in the corner (1818).

Those who think truth is a relative mix of situation ethics, existentialist mind wresting and just doing what feels good, usually don't bother with questions about what is true. Those who seek only the truth stand in shock when they discover how few people care about the truth altogether. This is what we call a sad truth.

New Jersey - A Garden of Delights For Genealogy and History
by
Nancy Siddons-Daniels
Don't let television define the State of New Jersey. The likes of Snooki, Tony Soprano, Jwowww!, or Teresa Giudice may be entertaining characters, but they do not represent all of New Jersey by any stretch of the imagination. What trumps these characters - even more than The Donald's Taj Mahal Hotel Casino on the Atlantic City Boardwalk - is not only the incredible history of one of the first Colonies of America, but the fact that its inhabitants have a passion for historic preservation and genealogy, as well as sharing their knowledge with visitors. New Jersey is a veritable garden of historical locations, offering a plethora of New Jersey genealogy research and New Jersey ancestry resources.

Bachelorette Party Themes That Won't Leave You in the Doghouse
by
Dee Schrock
Planning a bachelorette party should center around the personality of the bachelorette. Is she fun and outgoing or is she more quiet and prefer not to be in the spotlight? Also, with the traditional bachelorette party, would she be comfortable with the more risqué, or would it be offensive?

Ziva David - Oh, The Wicked Mossad
by
David Jaffe
Knowing how intrinsically connected television shows are to public perception makes me a bit on the edgy side when it comes to the character of Ziva David on CBS's NCIS. Whereas I love the fact that a Chilean Catholic actress (Cote de Pablo) is portraying an Israeli (very successfully I might add), I am somewhat unnerved by the show's vilification of Mossad, the Israeli intelligence organization.

by
Bob Rhodes
Ever seen the TV show NCIS? A criminal investigative drama, starring the dashing Mark Harmon and Michael Weatherly, and for the guys, Cote de Pablo. One of the episodes featured the characters entering an "air guitar" contest. They'd film themselves "playing" their air guitar in a spectacular fashion - typically imitating the inimitable Peter Townsend of The Who, and send them into a website where watchers could grade who they thought had the best routine. Naturally, a lot of people who saw them wanted to learn to play guitar online, too!

London 2012 Olympics: An Olympic Revolution in Colombia, A Phenomenal Role Model
by
Alejandro Guevara Onofre
Colombia has gained praise for its Olympic revolution. Although suffering a brutal civil conflict since the 1960s, the South American republic is producing top athletes in the 21st Century. Because of its troubles, Colombia should be one of the lowest-ranked Olympic teams in the Third World, but there are other results. In practice, incredibly, the conflict has not been an impediment to produce Pan American champs and Olympic medalists. Probably, there is no other Olympic squad on the Planet who would be fighting with big passion and dedication. Other notable chapter in the modern history of Colombia, of course.

Lionel Messi: A Biography - A Genius of Soccer
by
Alejandro Guevara Onofre
You cannot become a top sportsman (woman) if you don't achieve notable results, if you are not a hard worker, and before all, if you are not able to overcome the obstacles in your life. In fact, Lionel Messi knows firsthand about this. Like his fellow Argentine Maradona, Messi is small -who stands 5 feet 8 inches tall - for the position of forward, but he overcame this with a prodigious ability and exceptional intelligence on the filed, earning the nickname "Flea". Over his athletic career, he also has defeated other hurdles: numerous injuries, especially during Rikjaard's direction. Throughout his years as a boy, his country underwent one of the deepest recessions in the Americas. But this wasn't all. Because of an illness, he almost gave up the sport. By 2008, there were troubles to send Messi to the Summer Games due to his dual citizenship and status as a professional footballer in Barcelona.

5 Ways to Live It on the French Riviera
by
Preety Gupta
The French Riviera, comprising a stunning stretch of beach-hugging towns along the Mediterranean coastline is a playground for the rich and the famous. The beauty of the region has been immortalized in the works of several painters including Claude Monet and Henri Matisse. The best time to visit the Riviera is in August when the locals escape the cities, towns and villages making way for the tourists who descend here in hordes. Spring and Fall, the so called 'off season' months are the perfect months for those who wish to visit Côte d'Azur, as the Riviera is called in French, away for the crowds.

Rejection. Oh, how it stings. Most of us have been through it - plenty. Seeking jobs, college admissions, love, or publication for our books. It hurts. Destroys our self-image. For a while, anyway. Pittsburgh Pirates' Pennant Stories

The Future Looks Bright for the Pittsburgh Pirates on the Field
by
D. J. Pierce
For years the fans of the Pittsburgh Pirates have had little to get excited about. That may start to change in 2011 with the formation of a young and talented lineup. The Pirates are set with budding stars like Neil Walker, Pedro Alvarez, Jose Tabata and Andrew McCutchen. Sure, there are questions about their supporting cast on the field but those too seem to have answers coming up through the minor leagues as well.

It's Happening to the Pittsburgh Pirates Part 2
by
Jerry Steege
The Pittsburgh Pirates have 2 guys that have turned in quality performances throughout this season, but there are three others that have made this staff a formidable opponent. Jeff Karstens, James McDonald, and Paul Maholm have been downright dominant in many of their starts. Jeff Karstens in his first start post all star break only took 83 pitches to complete a win. It has been a long time coming but the Pirates seem to have a staff that strikes fear in their opponents, and one of those guys is a replacement for the guy that was originally penciled in as a starter.

The Resurgence of A.J. Burnett And The Pittsburgh Pirates
by
Paul Ciullo
By the end of the 2011 season, the New York Yankees had finally run out of patience with A.J. Burnett. His time in pinstripes certainly had a few highs - a respectable 2009 season that ended in a World Series title for the Yanks, two or three outstanding postseason starts during his tenure, and serving as the behind the scenes ringleader of the team's pie in the face antics following walk-off wins. But whatever good he accomplished was ultimately overshadowed by his terribly inconsistent 2010 and 2011 campaigns, and after burning through a number of catchers and pitching coaches the team figured it was time to move on and cut their losses.

The Pirates got its name after acquiring former Athletics second baseman, Bierbauer. Although they had rough times in the 1890s, they dominated the ensuing decade. Even if it did not last, they manage to win a few more World Series throughout its existence.

It's Happening to the Pittsburgh Pirates - Part 1
by
Jerry Steege
The Pittsburgh Pirates have been one of the biggest surprises of this Major League Baseball season. It has been a long time coming for them to be competitive. There are several reasons for this turnaround and pitching is one of the biggest.

Pittsburgh Pirates Season Preview and Predictions
by
Steven Shore
The Pittsburgh Pirates have not given their fans much to be excited about over the last two decades and last season was no exception with just 62 wins. The Pirates made a number of changes in the offseason adding Lastings Miledge, Bobby Crosby and Octavio Dotel, but most of the changes represent just an incremental improvement.

The Last Place Pittsburgh Pirates and Our Last Place Economy
by
Bruno Korschek
This article reviews the latest depressing economic and inflation data from the Federal government and compares our dire economic situation to the last place exploits of the Pittsburgh Pirates in the 1950s and their lone star, Ralph Kiner. The article concludes with a set of suggestions that need to be implemented to lift our eocnomy out of last place, something that Ralph Kiner could not do for his Pirates.

The Pirates are on the top of the NL Central one day and in third place the next day. That's how it is in a pennant race and that's how fans the haven't seen a winning season in 18 years like it. So, if it is back and forth the rest of the season that's ok. It's a lot better than the alternative.

Taking Harmonica lessons and instruction was something I wanted to do. So I started to play some 25 years ago I am thinking back on some of my experiences through out the years. I really was determined to be one of the best and I studied and studied hour upon hour.

The Effects of Bureaucracy in the Life of a Clerk in Benito Perez Galdos' Miau
by
Wilfredo M. Valois
The writer probes on the effects of bureaucracy in the life of a clerk, Don Ramon Villaamil, in Benito Perez Galdos' Miau which was written and published in 1888. It is anchored on the sociological theories of Max Weber's concept and functions of bureaucracy (Gerth and Mills, 1961) and its disintegrating effect on the main character and its repercussions in the multi-dimensional life of the protagonist. In understanding further the novel, the student writer uses Hippolyte Taine's three-pronged approach to the contextual study of a work of art, based on the aspects of what he called race, geographical and social milieu, and historical moment. Hence, to fully understand the bureaucracy mirrored in the novel, the writer traces first the historical, political and biographical life of the author and Spain in the nineteenth century. How all these artefacts affected the writer to record vignettes of hard truths in the society is remarkably interesting to investigate.

A rumor flared up this week that Brandon Knight (PG/SG, 6'3″, 2010), a Kentucky commit and almost certainly the starting PG for UK next season, might be considering a jump to Europe to play, ala Brandon Jennings. The difference between Knight's situation is twofold; one, it isn't clear if Brandon Jennings actually opted to go pro because of the pay or because he couldn't get the needed scholastic score to go into Arizona. There's no indication that Knight is considering not enrolling at Kentucky for academic reasons.

With Blake Griffin out until his knee heals, the rookie guards have truly stepped up their efforts attempting to make a run for ROY 2009-2010. Several first years guards such as Stephen Curry, Johnny Flynn have done well for Golden State and Minnesota but the three rookie guards that have impressed me during the early season are Tyreke Evans, Ty Lawson, and ROY front runner Brandon Jennings.

The Bucks season is now over after getting blown out Friday at the Bradley Center then losing game 7 this afternoon in the final game of the series. Scott Skiles did a wonderful job coaching this team after loosing Michael Redd
Andrew Bogut earlier in the season. As a result, the Bucks regrouped by adding veteran Tar Heel Jerry Stackhouse, trading for John Salmons, and were lead by rookie point guard Brandon Jennings, aka Young Money.

Brandon Knight, Jennings and the European Option
by
Marcus Shockley
A rumor flared up this week that Brandon Knight (PG/SG, 6'3″, 2010), a Kentucky commit and almost certainly the starting PG for UK next season, might be considering a jump to Europe to play, ala Brandon Jennings. The difference between Knight's situation is twofold; one, it isn't clear if Brandon Jennings actually opted to go pro because of the pay or because he couldn't get the needed scholastic score to go into Arizona. There's no indication that Knight is considering not enrolling at Kentucky for academic reasons.

Major League starting pitchers more than any other athlete in any other sport are creatures of habit. San Diego Padres
by
Richard Stephenson
In 1968 the San Diego Padres came to life, as the city was awarded a National League franchise during the owners meetings in Chicago, as expected the first five years of existence for the San Diego Padres are difficult in the won-loss column, but things gradually start to go around in 1974 as Ray Kroc the founder of McDonald's purchases the San Diego Padres in a move that prevents the team from relocating to Wahington D.C.

Home Sweet Home
by
Tom Freese
Major League starting pitchers more than any other athlete in any other sport are creatures of habit. Most starters pitch every fifth day and have a regimented plan on what they need to do in the four days leading up to their next start. Most pitchers will soft toss one day and long toss the next day.

How to Keep the Leather in Your Car Nice
by
Tim Matthews
Leather is a long term investment. Leather is a popular material for car interior and other accessories because of its durability. If you take care of it, it should last longer than most things in your car. The tighter economy has forced some consumers to scale back on cleaning costs, sometimes replacing leather with less-expensive vinyl. When you buy a car with leather interior or other accessories, you should look at it as a long term investment

About Leather Cleaning at Your Home and Office
by
Sami Gabrail
It is a sincere advice from me, a leather cleaning professional, with many years of experience not to experiment with Do It yourself kits available in the market on your priceless leather upholstery. Unless of course you know enough about the products that and ingredients that are being used in the kit and that it will suit the type of leather you have. It's also important that along with the kit you also know enough about your leather too.

Enough has been spoken and written about cleaning the leather. But we also have to know that conditioning leather is also equally important. Conditioning leather replaces the tanning oils that are depleted over time through wear, heat, and moisture. It is advised that leather be conditioned every 6-9 months which will ensure that it does not becomes stiff, dry, or cracked.

How to Care for Leather Furniture
by
B Williams
When purchasing a piece of leather furniture, it's important to discuss the warranty with the salesperson. Although every effort is made by furniture makers to produce quality furniture that will last for many years, problems can occur. Knowing what is covered under warranty and what isn't will be helpful if any future problems arise. Pay special attention to items such as sofas, where the frame's warranty period will probably be different than the rest of the sofa.

Australia hosts a number of large trade fairs each year which cover a broad range of industries, services and professions. Of all the annual trade fairs it would be fair to say that the bi-annual Reed Gift Fair and GHA Home and Giving Fair in each of Melbourne and Sydney are the largest and most significant in terms of wholesale exhibitors and retail buyers. The Reed Gift Fair in Sydney and the GHA Gift Fair in Sydney each February are the must see, must visit, trade fairs for shop owners and other retailers selling a broad range of gift style products.

August Wilson - The Most Compulsive and Strident Voice From the Black American Theatre
by
Arthur Smith
I first discovered August Wilson, when I read and discussed his electrifying play Fences in a contemporary American Literature seminar in University of Louisville. As I read it, it was as if the play was being enacted with the characters coming alive before my eyes. Wondering why I had not known such an incisive writer before, I pledged to introduce him to many others which is what I have been doing. Wilson's plays, which are just terrific, are produced throughout the U.S. regularly as he had become in little time with many acclaimed plays a very reckonable and vibrant American theatrical voice. Each of the ten plays he has produced, each depicting the comedy and tragedy of the African-American experience in different decades in the 20th century and exploring, often very subtly, the myriad and mutating forms of the legacy of slavery is unprecedented in American theater for concept, size, and cohesion. This article is the first in a series starting off from his earliest life and education which sets the background necessary for understanding the preoccupations in his work.

This Was No "Party": Recording The Beach Boys' "Barbara Ann"

One of the best examples of the Beach Boys' trademark tight harmonies is "Barbara Ann" from the "Beach Boys' Party!" album, which seemed to be recorded live at a house party; in fact, the album was recorded in the studio and laughter, hand-claps and chatter were added later for effect. Dean Torrence of surf rockers Jan
Dean shared lead vocals with Brian Wilson on this Regents' classic.
